TAMPA, Fla. (May 27, 2020) – With brisk work over the last year, construction is complete on the 24-story Virage luxury condominium tower and initial buyers are starting to take possession of and move into their residences. Developers and partners of the project are celebrating the milestone as 69 of 71 total residences were pre-sold, representing more than $120 million in real estate overlooking Bayshore. Closings began May 15 and will continue over the next few months.

Little could our forefathers envision as they designed the spacious city layout how impactful it would be to residents in a time like this, to have access to the second-longest linear park in the United States behind Chicago.

As the CEO of Smith & Associates Real Estate, there isn’t an inch of this town or a neighborhood that I haven’t visited. I live in Downtown St. Pete and know that the unique urban design of this city and its fabulous climate have made me grateful for such an incredible place to call home.

Well-connected paths keep us in touch with nature, and with businesses slowly reopening, we can visit the abundance of culture found in the galleries, museums, and outdoor cafes. We have it all.
We don’t feel the demand for St. Pete real estate will wane. On the contrary, St. Pete looks even more attractive. Our citizens have re-evaluated what’s important in terms of lifestyle and comfort, and many have realized that being in a home and a place you love is vital to long-term happiness.
Like most of the country, real estate listings and activity have dropped through the pandemic. We expect that as the stay-at-home restrictions are eased up in our city, we will see the activity increase to a sensible pace as long as buyers and sellers feel safe with showings. This Summer, we would hope to see the listing inventory begin its escalation toward 2019 levels and reaching buyers who have been waiting for some time for the right opportunity to open up.

Construction at The Sanctuary at Alexandra Place
We have three luxury condo buildings at different stages of the construction process in premier locations in South Tampa and we expect four more luxury towers to begin construction next year in 2020. With each tower bringing a unique approach to luxury and drool-worthy amenities, the excitement for the Virage, the Sanctuary, and the Residences at the Tampa EDITION is easy to feel. Here is a market update on 2019 progress with a look ahead on what to expect next year:
- The Virage – The building is nearing completion as the construction team has removed their temporary elevator in exchange for the building’s permanent elevator system. The stunning architecture and design of the building can now be seen when driving down Bayshore Boulevard. Currently, all homes have sold except for three remaining residences.
- The Sanctuary at Alexandra Place -The 14th floor of the building has been poured and the curved glass exterior will start to be installed in the very near future. The tower crane is at its final height of 256 feet. We expect the building to be topped out by the end of January 2020. Only two of these residences are remaining.
- The Residences at The Tampa EDITION – The Residences at The Tampa EDITION is at the beginning stages of construction in Water Street and has started on the key foundation work that will allow them to build upwards. Vertical construction will begin in January 2020. The sales office is open and accepting reservations.
Many of the properties have elaborate Smith sales galleries that feature scale models of the building and show buyers what their home will look like before it is built. Walking through the galleries, buyers get a sense of the quality construction in their luxury tower, the appliances available and the custom finishes that are offered.
