Shovel Driveways or Take a Swim?

Tampa Bay’s Warm Climate Extends Poolside Relaxation Well Past the Summer Months

With a climate that is warm and sunny almost year-round, relaxing by the pool in Tampa Bay can be done well into months where our friends in northern climates.

Summer is always hot in Florida but with a quick dip in the pool, you barely notice the heat. After a swim, your body temperature cools and the breeze on your skin is both soothing and invigorating. Whether you are spending the whole day basking in the sun or just capping it off with an evening swim, there is no question that having a pool is one of the most pleasant aspects of the Florida lifestyle. With a climate that is warm and sunny almost year-round, relaxing by the pool in Tampa Bay can be done well into months where our friends in northern climates are shoveling driveways and looking at a dreary, gray sky. These new construction luxury condo towers know how to turn time spent poolside into an art form and have made a conscious effort in the pool deck design to take advantage of premium locations that soar into the sky or face the shimmering Bay waters.

New Construction Condo Towers Bring Outdoor Living Spaces to Tampa Bay

Outdoor Living Spaces

For homeowners in high-rise condo towers, private terraces and open-air balconies have always been coveted spaces to escape the frenetic pace of life and bask in the fresh air. They are an extension of the home’s interior, expanding the living space and infusing a home with a connection to the outdoors. Following the global pandemic, open-air terraces are emerging as one of the most meaningful rooms in a home as people re-evaluate how to find joy while spending more time at home.

The developers of Tampa Bay luxury condo towers are ahead of this trend and have been designing with a keen understanding of a home’s therapeutic value and the importance of activating outdoor private space. These new construction condos offer more expansive terraces and balcony depths that are rarely found in the older condominium homes. Some even have multiple outdoor decks to enjoy morning coffee, al fresco dining, or daybed relaxation.

Coming to Bayshore Boulevard, Altura Bayshore prioritizes the view and residents’ desire to connect with the outdoors. Homes are designed with two or three large, open-air terraces (per plan), each with a glass railing to maximize the scenic views of Hillsborough Bay and the city. A typical home has a bedroom balcony and a large terrace that can be accessed from the Owner’s Suite and the Great Room while Residence 1 on the Fourth Floor of the luxury high-rise brings an additional 2,059 square feet of exterior living space to the home. This additional outdoor space can offer the freedom to sit around the firepit with your close friends, to chill in your spa, cook al fresco in your outdoor kitchen, or plant a garden of herb, vegetables, and potted citrus trees.

Saltaire St. Petersburg also stands out for winning-outdoor design with dramatic walls of glass and over-sized terraces showcasing sweeping city and bay views. The Royal South Penthouse has three open-air terraces and offers an additional 1,728 square feet of exterior space to enjoy. Bay breezes and cotton-candy sunsets are part of the nightly wind-down.

The balconies at Hyde Park House far exceed the standard depth of balconies in the past. Take in the Bay views, watching dolphins and birds hunt in the shallow Bay waters and observe from afar the activity along the Bayshore Boulevard trail. The expansive decks match the contemporary artistic flair of the residences’ interior aesthetic.

The outdoor space is transformed to a private oasis at the Residences at the Tampa EDITION. Each home has a completely wrap-around terrace covering the entire exterior of the residence. Relax after work on your day bed and watch the sunset as the downtown city lights start to shine.

Sanctuary Balconies

Humans are hard-wired for nature and need breaks from our screen saturated lifestyles. The Sanctuary at Bayshore Boulevard provides 48’ of continuous, unobstructed views of Bayshore Boulevard and the bay. A 225 square foot terrace is accessible from the great room and another 170 square foot terrace spills off of the Owner’s Suite, both with a frameless glass design.

Clear views of nature and access to the outdoors play a role in mental health and quality of life. By expanding the exterior, these Tampa Bay luxury high-rises offer what many towers in Northern cities are missing- the freedom to safely enjoy the fresh air and outdoor access without anxiety.

24-Story Virage Bayshore Tower Construction Completed and Opens to First Residents

Virage Bayshore Logo

Buyers begin closing transactions and moving in. Only two unsold residences remain.

Virage Bayshore Lobby

TAMPA, Fla. (May 27, 2020) – With brisk work over the last year, construction is complete on the 24-story Virage luxury condominium tower and initial buyers are starting to take possession of and move into their residences. Developers and partners of the project are celebrating the milestone as 69 of 71 total residences were pre-sold, representing more than $120 million in real estate overlooking Bayshore.  Closings began May 15 and will continue over the next few months.

“We are so proud of the construction team for staying the course in this challenging environment.  They have delivered an extraordinary tower on Bayshore Boulevard,” Jay Tallman, Principal of Ascentia Development Group, which built Virage in partnership with Batson-Cook Development Company, (BCDC). “Watching the first few residents move in is an especially gratifying moment for us. We knew we were fortunate to have a wonderful site with such potential, and we are so happy our residents can begin moving in and making it their home.”

Virage Bayshore Pool

Virage has set a new level of luxury living along Bayshore, with prices ranging from $1 million to $5 million and most residences ranging in size from 2,400 square feet to 3,400 square feet. Every residence has a private elevator entrance, 10-foot ceilings, and access to resort-style amenities such as an infinity-edge pool overlooking Bayshore, a state-of-the-art wellness center, pet grooming facilities, and 24-hour staffed reception.

Among the extraordinary features, the top two floors each have a single penthouse residence, with 6,700 square feet of space and 360-degree views of Hillsborough Bay, South Tampa, and Downtown Tampa.

Virage Bayshore Sitting Area

Development of Virage began in Spring of 2016 and kicked off with robust demand, as no new tower had been built along Bayshore in more than 10 years. More than half of the building was reserved before formal sales began. The tower broke ground in November 2017 and ‘topped out’ in May last year.

“Bayshore Boulevard has long been a premiere address of Tampa Bay, and we are deeply honored to have helped add this beautiful building to Tampa’s skyline,” said Litt Glover, President and Chief Executive Officer of BCDC.

Smith & Associates Real Estate has been the exclusive listing broker. Virage was designed by local architect Curts Gaines Hall Jones, a firm well known for its inspiring residences, all of which in Virage are oriented to maximize views of Downtown Tampa and the bay. United Landmark Associates of Tampa led traditional and digital marketing and advertising for Virage.

“The timing of this residential project couldn’t have been better,” says Bob Glaser, President and CEO, Smith & Associates Real Estate.  “People were eager for homes of this caliber in South Tampa and the trophy location on Bayshore Boulevard has made the Virage one of the most exciting places to own a home. As we’ve all learned, being able to enjoy a beautiful walk and the amenities where you live is priceless.”

In these unprecedented days of social distancing, we recognize the importance of home and community. Home has become our solace, and our neighborhoods are our only place for walks and outdoor play. On social media and in conversations with clients and friends, I’ve heard great appreciation for our community. Perhaps in our busy lives, we have taken St. Petersburg for granted.

Being able to take a leisurely walk along the seven miles of lushly landscaped waterfront has become a perfect way to handle the stress of the pandemic and to clear your head. Little could our forefathers envision as they designed the spacious city layout how impactful it would be to residents in a time like this, to have access to the second-longest linear park in the United States behind Chicago.

View of water in downtown st. pete

View of Vinoy Park and Marina

As the CEO of Smith & Associates Real Estate, there isn’t an inch of this town or a neighborhood that I haven’t visited. I live in Downtown St. Pete and know that the unique urban design of this city and its fabulous climate have made me grateful for such an incredible place to call home.

The revitalization that started downtown in the late 1990s and continues today has transformed St. Pete from a sleepy town into a hip, urban retreat that celebrates art, diversity, and the richness of our Florida landscape. Even with limited delivery and retail options, there are still plenty of ways to experience what Downtown St. Pete has to offer. Water lovers have boating, sailing, standup paddleboarding, or kayaking. While on land, you can take your dog for a walk or go for a bike ride. Sitting on your condo balcony to watch the clouds roll by can be a whole new level of enjoyment.

As a less crowded urban area, we have enjoyed the benefits of living in a town that’s not as congested as larger cities. We have the space to safely walk and move around as our city planners intended with the green space of urban parks figuring prominently into the design. Well-connected paths keep us in touch with nature, and with businesses slowly reopening, we can visit the abundance of culture found in the galleries, museums, and outdoor cafes. We have it all.

We don’t feel the demand for St. Pete real estate will wane. On the contrary, St. Pete looks even more attractive. Our citizens have re-evaluated what’s important in terms of lifestyle and comfort, and many have realized that being in a home and a place you love is vital to long-term happiness.

Like most of the country, real estate listings and activity have dropped through the pandemic. We expect that as the stay-at-home restrictions are eased up in our city, we will see the activity increase to a sensible pace as long as buyers and sellers feel safe with showings. This Summer, we would hope to see the listing inventory begin its escalation toward 2019 levels and reaching buyers who have been waiting for some time for the right opportunity to open up.

Straub Park in Downtown St. Pete

North Straub Park

We represent many properties near and in Downtown St. Petersburg and are sponsoring the sale of the new luxury high rise condo tower, Saltaire, overlooking the bay in the heart of Downtown St. Pete. That, like our other properties, is seeing no signs of lack of interest and our industry is adapting to offer more online resources, like virtual tours and contactless mortgages. In fact, maybe an urban home becomes even more attractive as we move into the Summer months ahead and evaluate where we really want to lay our roots.

It’s home, it’s the community, it’s family, friends, and connection. Downtown St. Pete has a shared sense of all of these and connects effortlessly to Tampa. Both metropolises are standing out as examples of community spirit and unity in the COVID-19 pandemic. Stay safe!

Tampa Bay Developments Bring Retail and Walkability to Enhance Local Neighborhoods

When you think of living in a large city, you can envision walking out of your flat and immediately having an array of shopping options. City life means having an array of boutiques, restaurants, services, cafes, and coffee shops easily accessible from the doorstep of your home. As the urban centers of Tampa Bay develop, enhanced walkability and access to restaurants and shops is becoming desirable for the modern homeowner.

The locals may not want the extreme lifestyle of big cities but they do want options and Tampa Bay developers are changing the landscape of these communities with a focus on top-quality retail. Condo towers are becoming a valuable asset to their neighborhoods by creating a unique sense of place with the ground-floor retail space that they provide. Often in popular walkable neighborhoods, the new developments bring new construction to premier established neighborhoods while providing an opportunity for retail in neighborhoods that may have lacked the space to add restaurants and shopping. Walking to your favorite restaurant for calamari and a glass of wine or picking up a last-minute hostess gift for a friend, can be a pleasing benefit to owning a home near retail options.

Women Walking in Hyde Park Village

Hyde Park House

Built in the Historic Hyde Park neighborhood, residents of Hyde Park House will be able to walk along the oak-lined streets for craft cocktails, Italian cuisine, salon services, freshly brewed coffee, or a new release at the boutique cinema in Hyde Park Village. The live, work, play environment of the Hyde Park House’s location, creates a lifestyle where you can enjoy the quiet green space of the neighborhood while still having access to all the things that make urban dwelling so rewarding.

Saltaire St. Pete

Saltaire St. Pete plans 10,000 square feet of ground-level retail space to offer additional conveniences, services, and amenities for residents. Saltaire’s central and walkable location will make it an integral part of the downtown St. Petersburg community. Residents get the added benefit of privacy with a grand lobby with staffed reception while having open access to the retail and streetscape that make the neighborhood an unmatched destination.

The Residences at The Tampa EDITION Rendering

Water Street Tampa/The Residences at The Tampa EDITION

On an even grander scale, Water Street Tampa exemplifies the mutual benefit of residential condo development and the unique neighborhood vibe they create. The Mayor of Tampa, Jane Castor, says that 23,000 people are expected to live, work, and play in the Water Street district once completed. The Residences at The Tampa EDITION will be in the heart of the Water Street neighborhood and offer residents direct access to a multitude of dining options including a 5-star restaurant and cafes. In addition to retail, The EDITION combines the world-class EDITION brand curated by Ian Schrager and world-renowned designers, Roman & Williams.

Marina Pointe Town Center

Marina Pointe

Similarly, at Marina Pointe, developers from BTI are creating Tampa’s newest walkable waterfront neighborhood by introducing a full master-planned community overlooking Tampa Bay. A complete contemporary environment for inspired living, shopping, and dining will be created in the center of the development as an added amenity to those living in Marina Pointe. There will be a wine bar, boutique grocery store with organic grab-n-go options and freshly squeezed juices and waterfront restaurant with boat dockage.

In some instances, new developments help spur retail development such as the case with Altura Bayshore. Fine restaurants continue to pop-up in the Bayshore Gardens area, Counter Culture being the newest addition to the Altura neighborhood with hip interiors and an elevated dining experience led by one of Tampa’s most noted chefs, Jeannie Pierola. Life at Altura provides easy access to a stroll on the iconic Bayshore Boulevard followed by dinner at one of the newest restaurants that Tampa has to offer.

Increased density spurs new businesses and these Tampa Bay developers are focused on designing retail environments that enhance the lifestyle offered to residents and their neighbors.
