Developer Services: Downtown St. Pete Stands Out as a Top City, St. Pete Resident and Smith CEO, Bob Glaser

In these unprecedented days of social distancing, we recognize the importance of home and community. Home has become our solace, and our neighborhoods are our only place for walks and outdoor play. On social media and in conversations with clients and friends, I’ve heard great appreciation for our community. Perhaps in our busy lives, we have taken St. Petersburg for granted.

Being able to take a leisurely walk along the seven miles of lushly landscaped waterfront has become a perfect way to handle the stress of the pandemic and to clear your head. Little could our forefathers envision as they designed the spacious city layout how impactful it would be to residents in a time like this, to have access to the second-longest linear park in the United States behind Chicago.

As the CEO of Smith & Associates Real Estate, there isn’t an inch of this town or a neighborhood that I haven’t visited. I live in Downtown St. Pete and know that the unique urban design of this city and its fabulous climate have made me grateful for such an incredible place to call home.

The revitalization that started downtown in the late 1990s and continues today has transformed St. Pete from a sleepy town into a hip, urban retreat that celebrates art, diversity, and the richness of our Florida landscape. Even with limited delivery and retail options, there are still plenty of ways to experience what Downtown St. Pete has to offer. Water lovers have boating, sailing, standup paddleboarding, or kayaking. While on land, you can take your dog for a walk or go for a bike ride. Sitting on your condo balcony to watch the clouds roll by can be a whole new level of enjoyment.

As a less crowded urban area, we have enjoyed the benefits of living in a town that’s not as congested as larger cities. We have the space to safely walk and move around as our city planners intended with the green space of urban parks figuring prominently into the design. Well-connected paths keep us in touch with nature, and with businesses slowly reopening, we can visit the abundance of culture found in the galleries, museums, and outdoor cafes. We have it all.

We don’t feel the demand for St. Pete real estate will wane. On the contrary, St. Pete looks even more attractive. Our citizens have re-evaluated what’s important in terms of lifestyle and comfort, and many have realized that being in a home and a place you love is vital to long-term happiness.

Like most of the country, real estate listings and activity have dropped through the pandemic. We expect that as the stay-at-home restrictions are eased up in our city, we will see the activity increase to a sensible pace as long as buyers and sellers feel safe with showings. This Summer, we would hope to see the listing inventory begin its escalation toward 2019 levels and reaching buyers who have been waiting for some time for the right opportunity to open up.

We represent many properties near and in Downtown St. Petersburg and are sponsoring the sale of the new luxury high rise condo tower, Saltaire, overlooking the bay in the heart of Downtown St. Pete. That, like our other properties, is seeing no signs of lack of interest and our industry is adapting to offer more online resources, like virtual tours and contactless mortgages. In fact, maybe an urban home becomes even more attractive as we move into the Summer months ahead and evaluate where we really want to lay our roots.

It’s home, it’s the community, it’s family, friends, and connection. Downtown St. Pete has a shared sense of all of these and connects effortlessly to Tampa. Both metropolises are standing out as examples of community spirit and unity in the COVID-19 pandemic. Stay safe!

How to Automate Your Home Inside and Out

Controlling smart home devices using a digital tablet with launched application

We have all heard of the term “smart home,” but what does it mean? Where does one start? What technologies are available, and what are their costs? Smart home systems use the internet to connect devices and appliances to mobile apps so that they can be monitored and controlled remotely by homeowners. Smart devices and automated home systems make your home more convenient by using applications and voice-control to manage things such as appliances, thermostats, doorbells, lighting, and devices.

The convenience of home automation is hard to match. Imagine a home where nearly everything is connected to a single network that can be managed from anywhere in the world. Lighting systems, electrical outlets, locks, large and small appliances, heating and cooling systems, security cameras and alarms, blinds and draperies, garage doors, and irrigation systems can all be automated to a single system. Full home automation makes your home smarter and safer.

Home automation has two components: automation and remote control. Automation is the ability to program tasks for devices on the network, either remotely from a phone, computer, or tablet, or from a wall-mounted touchscreen. Automation allows you to schedule your coffee maker to brew at the same time each morning or turn the lights and thermostat to a setting of your choice when you get home from work. You can also schedule routines for devices such as robotic vacuums, sprinklers, or motorized blinds. Automation even allows you to set your home system to “away” to have the lighting system look like someone is home.

Remote control allows you to monitor and manage your home from anywhere. With the touch of a button, you can lock/unlock doors, turn the lights on/off, and open/close the garage door. When you integrate security and doorbell cameras into a home system, you can view real-time live feeds of your home. You can even receive weather alerts or system maintenance reminders on your phone.

Manufacturers have developed a wide variety of smart devices that include cutting-edge technology and innovative features. Technology like Wi-Fi and Z-Wave allows smart devices to be controlled through a single gateway, creating a fully automated home. While we may be a long way away from having a fully robotic home, the smart devices and home automation systems available today are convenient, easy-to-use, and designed to blend into your lifestyle.

Home automation is convenient, exciting, and adds value to your property. The possibilities made possible by home automation are limited only by your imagination. You can choose to extend your home’s smart capabilities over time or incorporate them into a new construction project. Manufacturers are continually improving products to make them smarter and discerning buyers are seeking smart home features when in the market for new property. Whether you’re looking to make your daily routine easier or to modernize your home, full home automation puts power at your fingertips.

Tampa Bay’s largest independently-owned real estate brokerage firm, Smith & Associates Real Estate, celebrates another record-breaking sales year with $1.5 billion in sales volume, an increase of 22% from the previous year. The company has been serving Tampa Bay’s real estate market for over fifty years and recognized associate accomplishments with a party at the Armature Works in Downtown Tampa. With their Developer Services team representing ten projects in Tampa Bay that have completion dates set between 2020 and 2023, Smith feels confident that the Tampa Bay real estate market will be on fire in 2020.

Established in 1969, Smith & Associates Real Estate has grown to be one of the most influential companies in the Bay, with revenues exceeding $1.5 billion in 2019.
