Smith & Associates Commercial Real Estate Division Sells Science Center in Pinellas

City of St. Petersburg Buys Science Center

The Science Center of Pinellas sold for $3.15 million to the City of St. Petersburg. The sale was recorded as the second highest commercial sale in the 33710 zip code in the last five years. Located at 7701 22nd Avenue North, the City of St. Petersburg has plans to extend its water treatment plant on the property.

CareerSource Pinellas’ Board of Directors approved Smith & Associates Real Estate’s provider bid paving the way for them to sell The Science Center on the competitive market.

The St. Petersburg real estate market is strong and I was confident that we would sell this beautiful commercial property in a timely manner,” said Angela D. Formally owned by CareerSource Pinellas, the Science Center of Pinellas was used for job training, STEM field trips, and helping people find jobs in the trade industry. CareerSource continues to offer skills training and seminars at their other locations throughout Pinellas County.

Smith Supports Preserve the Burg

Smith has two office locations in St. Petersburg, one located off of Second Street and one right on Beach Drive, with many of our Smith employees not just living in St. Pete but also calling it home. We know that St. Pete is a special community known for its vibrant, eclectic, and artistic feel. Many people that we help relocate to St. Pete and find homes tell us that this sense of community and uniqueness is what draws them to our area.

That’s why when Preserve the Burg is looking for supporters, Smith is there! Preserve the Burg is an organization dedicated to fostering preservation and appreciation for the historic environment of St. Pete. They are actively bringing cultural events to our community that enhance our urban downtown. We attended the Preserve the Burg’s event, An Evening with Jeff Speck, Author of Walkable City. Speck is a renowned urban planner and will be discussing the importance of walkability in building an engaged, healthy, and economically viable community.

Commercial Real Estate Investing 101

Commercial real estate investing can be a great way to increase your income streams and build wealth. In Tampa Bay, investing in commercial real estate is highly viable and accessible with many opportunities in the urban centers or sprawling suburbs. Commercial real estate is a property that can be leased out to businesses or retail where investors can collect rent from businesses that occupy the space. Once you have figured out that the income-producing potential of a commercial real estate property might be lucrative, a commercial real estate agent can help you find the right property. Commercial real estate investments earn money through income and also through appreciation of the property over time. Here are the main types of commercial real estate available for investment:


Office/Retail/Special Purpose

Office space, retail space, and special purpose can be suburban or urban locations that bring revenue through lease. 



Warehouse spaces that can house manufacturing companies, storage, assembly or even art fabrication. 



Multi-family covers apartment buildings, townhomes, condominiums and co-ops and can range in vertical size from one-story to high-rise levels.


When looking at properties, keep an eye open for potential repairs, land damage, and areas of risk to determine if you have a worthy investment. More than likely, you are looking at not just property appreciation but also rentability.


Key terms to know (Investopedia)


Capitalization Rate: Calculating this number (a process also known as capitalization of earnings) is used to estimate the net present value of future profits or cash flow. Apartment buildings, commercial business offices, and small strip malls are all great candidates for determining this value.


Net Operating Income: To find this number (which should be positive), subtract your first year’s operating expenses from your first year’s gross operating income.


Cash on Cash: This formula is used to compare the first-year performance of competing properties. If you are an investor who relies on financing to purchase your commercial real estate property, know that you will not get to keep your entire net operating income (NOI) because you will have to spend some of that money-making mortgage payments. This is important to keep in mind when calculating whether or not your property will be profitable.

Smith Teams Up to Help the American Heart Association

While we have a full calendar of community events that support the arts, education, equality and other causes that are dear to us, the annual Heart Walk is one of our favorites. This year, we joined forces with our friends at Strategic Property Partners (SPP). SPP  is a full-service commercial real estate development firm with an incredible project coming to downtown Tampa, Water Street Tampa. By forming one team, our two companies walked together in the 2019 Tampa Bay Heart Walk to have an even greater impact on our abilities to raise funds this year.

Smith has sponsored a team for the past 6 years and promote it internally with pre-walk events and healthy living workshops. Last year, we hired a yoga instructor to come to our offices to give our employees a stretching break. We also have encouraged employees to participate in strengthening classes in office, at no charge to them. The Heart Walk becomes a culmination of stressing the importance of a healthy lifestyle and how giving back to help others is also a tool to heath. 

Our CEO, Bob Glaser, walks with us every year and we make it a fun family outing for all. Bob has also been a member of the American Heart Association’s Executive Board three times and started to support the walk after losing a close family friend to a heart attack.

By participating in the Heart Walk, we join a million Heart Walk Heroes from across the nation to raise funds for lifesaving science. Science that can teach us all how to live longer and be Healthy For Good.
