City of St. Petersburg Buys Science Center
The Science Center of Pinellas sold for $3.15 million to the City of St. Petersburg. The sale was recorded as the second highest commercial sale in the 33710 zip code in the last five years. Located at 7701 22nd Avenue North, the City of St. Petersburg has plans to extend its water treatment plant on the property.
CareerSource Pinellas’ Board of Directors approved Smith & Associates Real Estate’s provider bid paving the way for them to sell The Science Center on the competitive market.

Net Operating Income: To find this number (which should be positive), subtract your first year’s operating expenses from your first year’s gross operating income.
Cash on Cash: This formula is used to compare the first-year performance of competing properties. If you are an investor who relies on financing to purchase your commercial real estate property, know that you will not get to keep your entire net operating income (NOI) because you will have to spend some of that money-making mortgage payments. This is important to keep in mind when calculating whether or not your property will be profitable.

This year, we joined forces with our friends at Strategic Property Partners (SPP). SPP is a full-service commercial real estate development firm with an incredible project coming to downtown Tampa, Water Street Tampa. By forming one team, our two companies walked together in the 2019 Tampa Bay Heart Walk to have an even greater impact on our abilities to raise funds this year.
Smith has sponsored a team for the past 6 years and promote it internally with pre-walk events and healthy living workshops. Last year, we hired a yoga instructor to come to our offices to give our employees a stretching break. We also have encouraged employees to participate in strengthening classes in office, at no charge to them. The Heart Walk becomes a culmination of stressing the importance of a healthy lifestyle and how giving back to help others is also a tool to heath.
Our CEO, Bob Glaser, walks with us every year and we make it a fun family outing for all. Bob has also been a member of the American Heart Association’s Executive Board three times and started to support the walk after losing a close family friend to a heart attack.
