On Thursday, December 12, 2019, St. Pete-based Salt Palm development hosted a groundbreaking for the latest project, The Royal. The development, found at 545 4th Ave. S. on the edge of the St. Pete Innovation District, will boast 13 eco-conscious luxury smart homes with sleek architectural lines, expansive glass windows, sustainable building elements, built-in smart home tech and much more.
As a 1% For The Planet Member and Certified B Corp, a type of for-profit business that balances purpose and profit, Salt Palm is dedicated to the health and prosperity of the environment and people in the communities in which they build.
At the event, Founder Jared Meyers made the pledge to use half of the profits on this latest real estate project to benefit the St. Petersburg community and the business for good movement in the state. Mayor Kriseman joined the celebration, saying “B-Corps are all about giving back to the community, taking a portion or in some cases all of their profits and investing them back into the community. Philosophically, they are aligned with what we’re trying to accomplish here in St. Pete.”

Construction at The Sanctuary at Alexandra Place
We have three luxury condo buildings at different stages of the construction process in premier locations in South Tampa and we expect four more luxury towers to begin construction next year in 2020. With each tower bringing a unique approach to luxury and drool-worthy amenities, the excitement for the Virage, the Sanctuary, and the Residences at the Tampa EDITION is easy to feel. Here is a market update on 2019 progress with a look ahead on what to expect next year:
- The Virage – The building is nearing completion as the construction team has removed their temporary elevator in exchange for the building’s permanent elevator system. The stunning architecture and design of the building can now be seen when driving down Bayshore Boulevard. Currently, all homes have sold except for three remaining residences.
- The Sanctuary at Alexandra Place -The 14th floor of the building has been poured and the curved glass exterior will start to be installed in the very near future. The tower crane is at its final height of 256 feet. We expect the building to be topped out by the end of January 2020. Only two of these residences are remaining.
- The Residences at The Tampa EDITION – The Residences at The Tampa EDITION is at the beginning stages of construction in Water Street and has started on the key foundation work that will allow them to build upwards. Vertical construction will begin in January 2020. The sales office is open and accepting reservations.
Many of the properties have elaborate Smith sales galleries that feature scale models of the building and show buyers what their home will look like before it is built. Walking through the galleries, buyers get a sense of the quality construction in their luxury tower, the appliances available and the custom finishes that are offered.

City of St. Petersburg Buys Science Center
The Science Center of Pinellas sold for $3.15 million to the City of St. Petersburg. The sale was recorded as the second highest commercial sale in the 33710 zip code in the last five years. Located at 7701 22nd Avenue North, the City of St. Petersburg has plans to extend its water treatment plant on the property.
CareerSource Pinellas’ Board of Directors approved Smith & Associates Real Estate’s provider bid paving the way for them to sell The Science Center on the competitive market.
“It was a pleasure to provide real estate services to CareerSource Pinellas and The City of St. Petersburg. The St. Petersburg real estate market is strong and I was confident that we would sell this beautiful commercial property in a timely manner,” said Angela D. Formally owned by CareerSource Pinellas, the Science Center of Pinellas was used for job training, STEM field trips, and helping people find jobs in the trade industry. CareerSource continues to offer skills training and seminars at their other locations throughout Pinellas County.
