        <title>Tampa Real Estate Has Two Speeds Right Now. Here's What That Means for You.</title>

If I had a dollar for every time someone asked me &quot;So how's the market?&quot; this month, I could probably buy a waterfront lot on Davis Islands. (Okay, maybe not quite. But you get the idea.)


It's a great question, and the honest answer is that Tampa has two markets right now. They share the same neighborhoods and the same gorgeous Bayshore sunsets, but they're moving at very different speeds. Grab your coffee and let's walk through it together.


The Everyday Market: Calm, Steady and Buyer-Friendly


Across the Tampa metro, there were 4,589 home sales in July, at a median price of $384,900. Inside the city limits, the median sale price is about $437,000, up just over 1 from last year, and homes are going under contract in roughly 38 days.


What does that mean for you? Prices are holding steady rather than racing upward, and buyers finally have some breathing room. More homes are selling below asking price, so if you've been waiting for a moment when you can take your time, compare options and actually negotiate, this is it.


The statewide picture looks similar. Florida's single-family closed sales dipped about 1.5 in August compared to last year, but inventory dropped 13, which kept prices firm. The statewide median rose just over 1 to $415,000, the sixth month in a row of year-over-year gains. In other words, no roller coaster here. Just a steady, balanced market.


The Luxury Market: Tampa Is Leading the Country


Now this is the part that gets me truly excited. Redfin reports that Tampa's median luxury sale price reached $1.64 million in the three months ending in July, up 15.4 from last year. That's the second-fastest luxury price growth in the entire country (only Miami beat us), and nearly three times the national average of 5.3.


Meanwhile, non-luxury prices in Tampa rose just 0.3. Same city, two completely different stories.


So what's behind it? It really comes down to supply and demand. Luxury inventory in Tampa fell 16.1 while luxury sales rose 6, so there are more buyers chasing fewer homes. A lot of those buyers are relocating from New York and California, drawn by Florida's tax climate, our weather, and the waterfront lifestyle we're lucky enough to call everyday life. If you've noticed a few more New York plates around South Tampa lately, now you know why


I see this every day in South Tampa. Beach Park, Davis Islands, Culbreath Isles, Bayshore Beautiful and Harbour Island are still some of the most sought-after addresses around, especially waterfront homes and new construction built elevated and to today's standards.

Let's Talk Rates (Don't Worry, I'll Keep It Painless)


Mortgage rates are worth keeping an eye on this fall. The 30-year fixed averaged 6.71 in early September, up from 6.50 a year ago, and some experts think rates could climb above 7 in the coming months. Plenty of luxury buyers pay cash, so for them it's a shrug. For everyone else, my best advice is simple: get pre-approved early and work with a lender you trust. It makes a huge difference when the right home comes along.


So, What Should You Do?


If you're buying: this is one of the most negotiable markets Tampa has seen in years, especially below the luxury tier. Take your time, do thorough inspections, and don't be shy about asking for what you need. And please, before you fall head over heels for a house, let's look at insurance costs and the flood zone together. Future you will thank me


If you're selling: pricing and presentation are everything right now. Homes that are priced well and show beautifully are still selling. If you own a luxury or waterfront property, limited inventory and strong demand put you in a great position, and it's a smart time to talk strategy before snowbird season kicks off.

Davis Islands offers a lifestyle that feels surprisingly removed from the city considering how close it is to Downtown Tampa. This South Tampa neighborhood combines residential streets, waterfront views, parks, local restaurants and shops, and a wide range of homes in one distinct community.


For buyers considering Davis Islands real estate, understanding the lifestyle is just as important as understanding the homes. Here’s a closer look at what makes Davis Islands such a unique place to live in Tampa.


The Davis Islands Lifestyle


One of the first things you notice about Davis Islands is that it feels like its own community.


East and West Davis Boulevard run through the neighborhood, with restaurants, shops, and local businesses concentrated around the village area. Walking, biking, and golf carts are all part of the lifestyle, giving the Islands a neighborhood feel that is different from many other parts of Tampa.


There are parks and green spaces throughout the neighborhood, along with water views that are hard to separate from the overall Davis Islands experience. The community is also home to the Davis Islands Yacht Club, Peter O. Knight Airport, tennis courts, recreational facilities, and waterfront green space.


It creates an interesting combination: you can have a residential neighborhood lifestyle while still being extremely close to the center of Tampa.


Close to Downtown Tampa


Location is a major part of the appeal of Davis Islands.


The neighborhood sits just outside Downtown Tampa, putting Downtown, Water Street, the Channel District, Sparkman Wharf, Amalie Arena, and other central Tampa destinations nearby. Tampa General Hospital is also located on Davis Islands.


For buyers who want proximity to the city without necessarily wanting to live in a downtown condo or high-rise, Davis Islands offers a very different option.


What Are the Homes Like on Davis Islands?


One of my favorite things about Davis Islands real estate is the variety.


This isn't a neighborhood where every street or property looks the same. Buyers can find older homes with character, renovated properties, townhomes, newer construction, and significant luxury and waterfront homes.


That variety means two buyers interested in Davis Islands could be looking for completely different things. Someone may prioritize a newer luxury home with modern finishes, while someone else may care more about character, location within the neighborhood, outdoor space, or waterfront access.


It also makes it important to evaluate each property individually rather than assuming that every Davis Islands home offers the same experience.


Waterfront Living on Davis Islands


Water is naturally a major part of the neighborhood.


Waterfront homes can offer a completely different experience depending on where they are located, their views, lot characteristics, and the property's specific waterfront features.


Even if you aren't purchasing directly on the water, the waterfront setting remains a major part of living on Davis Islands.


Things to Consider Before Buying on Davis Islands


Like anywhere in Tampa, I wouldn't choose a Davis Islands home based on the photos alone.


The location of the property within the neighborhood, age and condition of the home, renovation history, lot, insurance considerations, and flood risk are all things worth understanding before making a decision.


For me, this is where looking at the full picture matters. A beautiful home is important, but so is understanding how the property fits your lifestyle and what comes with owning it.


Is Davis Islands Right for You?


Davis Islands can make sense for buyers who want a neighborhood atmosphere while staying close to Downtown Tampa, enjoy being near the water and outdoor recreation, and value having restaurants and local businesses within the community.


But there isn't one Tampa neighborhood that is right for everyone.

One of the biggest decisions when buying a home in Tampa is figuring out where you actually want to live. Tampa has so many different neighborhoods, and each offers a completely different lifestyle.


South Tampa alone includes areas like Hyde Park, Davis Islands, Palma Ceia, Sunset Park, and Beach Park. If you prefer a more urban lifestyle, Downtown Tampa, Water Street, Harbour Island, and the Channel District offer another experience entirely.


Before focusing on individual homes, think about what matters most to you. Do you want to be walkable to restaurants and coffee shops? Close to downtown? Near the water? Do you want a single-family home, condo, newer construction, or more space?


There isn't one “best” neighborhood in Tampa. The right area depends on how you want to live, and narrowing that down first can make the home search much easier.
