Broker-Associate, Angela D. Grannan, searched months for the perfect space for Dr. Litano's new dental office, but in this market there were not a lot of options that fit exactly what he was looking for in an office.
"I want to see nature" was one of Dr. Litano's Number 1 needs. Currently operating out of a mere 800 SF "space" on the west side of St. Pete, Natural Smiles of Tampa Bay was more than Bursting at the Seams and in dire need of a larger space.
Dr. Litano is an avid outdoors enthusiast and loves to admire and enjoy all that our beautiful planet has to offer. His current office does not have any windows for him or his clients to be able to enjoy the beauty of the paradise we live in. 'So, we made that a top priority in viewing properties'. After a few weeks of striking out, Dr. Litano fretted that leasing would be his only option. 'So we started looking at leases', said Angela.
Luckily for us, the first-floor office condo in the recently completed Mirror Condo at Mirror Lake was listed for lease by Scott Clendening of Commercial Realty Partners. We viewed the space and Dr. Litano immediately fell in love. The view of Mirror Lake and the uniqueness of the building was perfect for his vision, but he simply didn't want to commit to another long-term lease.
Angela kept in close contact with the leasing agent and eventually she was able to work out a purchase and sale contract on the space rather than a lease. "In this market, you have to think outside the box" Angela stated. We approached the leasing agent and simply asked, what is your client's 'make me sell number'. The number made sense and we moved forward. Dr. Litano's vision is fast becoming a reality.
The office condo consists of 4,439 SF and will include numerous private exam rooms, a 3-Dimensional robotic display, and even a selfie wall. The nature seen outside the space will be 'mirrored' on the inside with natural and green elements going into the design spearheaded by Gerdes Construction and Patterson Dental. The office design inside will match with the Swiss Bio Health Model that Dr. Litano's practice upholds.
"What better place for a Selfie Wall than a Dentist office where great smiles are the goal!" Dr. Litano exclaimed during a visit to the office space during the planning stages. The expected completion of Dr. Litano's new office is the 4th quarter of 2022.
