Smith & Associates Real Estate is proud to offer a program to assist the military. We know the stress and costs involved with a military move and are excited to be able to provide this program as a ‘Thank You’ for the sacrifices members of the military and their families make to ensure our safety.

For buyers, Smith & Associates Real Estate will credit back a maximum of 25% of the commission we receive from a listing agent or homeowner who is selling the home themselves against buyers closing costs and prepaid items. Typically on a 3% commission that amounts to a savings of .75%, which on a $200,000 home could amount to $1,500!

For sellers, Smith & Associates Real Estate will arrange for a commission not to exceed 5.5% of the selling price of the home. A reduction in the commission is taken by Smith & Associates Real Estate to 2.5%, and the remaining 3% would be offered to the real estate broker who provides the buyer.

There are a few exceptions to this program:

• The property must be the primary residence of the active duty member;
• For buyers, the commission to Smith & Associates Real Estate after the incentive must be no less than 3% and there can be no referral fees due to another party. Also, all credits back to the buyer must be reflected on the final HUD-1 form and approved by the lender; and,
• For sellers, there can be no referral fees due to any other party
