Tampa’s Channelside district, home of the Tampa Times Forum and many other awesome entertainment opportunities, continues to add sleek, modern urban living opportunities to make living in the city fun, convenient and ever so much cooler. The announcement of another brand new residential tower in the area simply underscores this.
According to the developers that created the Grand Central at Kennedy and local news sources, the complex will be a 24-story, 316-unit tower that will come complete with adjacent retail space, which could, potentially, include a convenient grocery store. The planned site of the new residential facility straddles the line between the Channelside District and Tampa’s downtown center and would, according to reports, “take up a half-block on the east side of Meridian Avenue just south of East Twiggs Street.”
In addition to the residential tower, the two-story retail space and another tower would be built further to the east. Developers plan to call the residential tower “The Martin,” and the building would work as an apt bookend to the dual condo towers, Grand Central at Kennedy, on the south side of the waterfront district.
Although the property has been zoned for residential purposes for years, some projects had been held up due to zoning issues with regard to the commercial mixed use. Developers filed the proper re-zoning applications with the city and expect an easy approval. The city of Tampa has proffered no reasons for denying these filings.
Parking would be housed inside the towers, making up several floors on the base. The adjacent retail space would be just over 29,000 square feet, approximately the size of a typical downtown Publix grocery store, according to a story in the Tampa Tribune.
While the building documents do not list whether the residences planned will be condominiums or apartments, they do call for 182 two-bedroom units, 85 one-bedroom units and 49 studio-sized units. Either way, it will be interesting to watch how development of this new Channelside District property progresses.
The project also acts as an additional signal that the financial market has begun to favor new construction once again. The Martin is but one of several new residential projects in various stages of planning in and around downtown Tampa with projects in areas including Bayshore, Hyde Park and other locations in and around Tampa’s commercial city center.
According to the Tampa Tribune, the only logistical issue with regard to the site of The Martin, is the current location of a small dog park on that parcel. Developers are already working with the city to find a solution to that minor hiccup.
